Maryland law does not consider a prior death in the home, even when the cause of death is homicide or suicide, to be a material fact or latent defect that must be disclosed. A latent defect is defined as a material defect in real property that a purchaser would not reasonably be expected to ascertain or observe by a careful visual inspection and would pose a direct threat to the health or safety of the purchaser or an occupant of the real property.
